IRMO, SC – At the June 17 Irmo Town Council meeting, Dave Craig, Director of Development for Material Capital Partners, delivered an update on the highly anticipated Water Walk development planned for Highway 6 in Richland County.
The 55-acre mixed-use, multi-generational community is in its early planning stages, with construction potentially beginning as early as 2026. The project aims to blend residential housing with green space and amenities, creating a purpose-built neighborhood designed for long-term renters and families.
Craig reported that several critical steps are either complete or still underway, including a traffic analysis, off-site sewer analysis, boundary and topographic surveys, geotechnical and environmental studies, and wetlands delineation and verification.
The next phase includes finalizing the traffic study and incorporating its findings into the project’s master plan. Craig also noted that a detailed engineering and conceptual plan will be released in the coming weeks. “We’re excited about sharing the concept plan,” he said. “I think that’s what everyone is looking forward to seeing. I think everyone will be proud of what we’ve been working on.”
Mayor Bill Danielson expressed his interest in the upcoming plans, adding, “We’re really curious and looking forward to seeing how the map plays out. I know the folks in the audience are looking forward to seeing that also.”
