If your home’s exterior looks like it’s been dusted in yellow-green powder for the last month, you’re not alone.
Every spring, homeowners across Irmo and the Dutch Fork area watch helplessly as pine pollen coats everything in sight — cars, patio furniture, driveways, and especially the siding on their homes. By late March, the worst of pollen season is behind us, but the film it leaves behind doesn’t just rinse off with a garden hose. It’s tempting to grab the hose or even rent a pressure washer from the hardware store, but Rollins cautions homeowners against taking the DIY approach on their siding.
“Vinyl siding, painted wood, and fiber cement — these materials can actually be damaged by high-pressure water,” he explains. “You can force water behind the siding, crack it, or strip the paint right off. We see it every spring — homeowners trying to blast off the pollen and ending up with a bigger problem.”
The professional approach is called soft washing, which uses low-pressure water combined with biodegradable cleaning solutions to remove pollen, mold, mildew, and algae without any risk to the siding material. Unlike pressure washing, which relies on force, soft washing works because the cleaning solution kills organic growth at the root. That means surfaces stay cleaner for one to three years, rather than just a few months.
The Hidden Stuff You Can’t See
Pollen is visible. But the mold and mildew growing on the north-facing side of your home? That’s been building up quietly since last fall. In the Irmo area, where mature trees and shade are everywhere — especially in neighborhoods like St. Andrews, Friarsgate, and Lake Murray Estates — homes are particularly susceptible to organic growth.
“If you walk around to the side of your house that doesn’t get much sun, you’ll almost always find green or black streaking,” Rollins says. “That’s mold and algae, and it’s not just ugly — it can actually degrade your siding over time if you leave it.”
When to Schedule a Spring Cleaning
Rollins recommends homeowners get their exterior cleaned once the heavy pollen settles, typically by mid-to-late March in the Midlands. This timing lets you knock out the pollen residue and the winter buildup in a single visit.
“Spring is our busiest season for a reason,” he says. “Everybody’s looking at their house right now and thinking, ‘It’s time.’ And they’re right. Once your siding is clean, it’s like a whole different house.”
